We will work with you and the buyers agent to arrange a convenient time for the buyer to have the property inspected if your contract is subject to a due diligence period.
Based on current market trends we will help you decipher the correct concessions to make, if any. We review inspections each week and have a strong pulse on what the market it demanding. Our goal is to have you perform the minimal amount of buyer requested repairs while keeping your deal together. If all parties can not reach an agreement we have a process of re-marketing your property to get you back under contract ASAP.
Our team communicates with the buyer's lender to ensure they receive a clear-to-close prior to the expiration of the finance contingency. We generally only accept offers from highly qualified buyers, but if something does happen you will find out quickly and we can often save the deal with one of our preferred lending partners.
If the buyer is obtaining a loan the bank will require an appraisal. Our team produces an appraisal packet justifying the contract price. We include comps, an upgrades list, and rejected offers if it was a multiple offer scenario. With this process our listings usually appraise, but if a problem does arise we will negotiate terms for you to maximize the resale price of your home.
The Transaction Coordinator will work with you and the buyers to schedule a closing time that is convenient for you. If you require a remote closing or mail-a-way closing we can also arrange this, giving you the option to skip the traditional closing day signing.
2-3 Days prior to closing the attorney will send you the Preliminary Settlement Statement. We review it to ensure all the numbers are correct and you are not being charged any fees the buyer should be paying.
Buyers are allowed to conduct a final walk through of the property prior to closing. We will help schedule this with the buyer and assist if there are any issues.
Your agent will be available for any questions you have about the forms and process. Issues on the day of closing are rare, and we only use reputable attorneys, but if something comes up we will construct a suitable solution and ensure the proper forms are processed to protect you through any changes.
